What updates do I get?

Daily check‑ins plus milestone updates once documents are in, appraisal booked/back, lender sign‑off, lawyer sent, funded.

Can you remove subjects in 48 hours?

On clean files, we underwrite on front end, order the appraisal fast, and clear lender conditions in the right order.

When the bank says no

I re‑work the file or place it with the right lender (alt / CU / monoline). The goal: keep the deal alive and you paid.
